What it is

A CRM for estate agents, inside the platform your listings already live on.

Housing Market CRM is where an agent works the day: the enquiries that came in, the people who sent them, the properties they asked about, and what you said you would do next. It runs in a browser, it is made by the company that runs the portal your listings are on, and it reads that portal’s own database rather than reaching it through an integration you would have to build.

It is for the agent working alone and for the office running a team of them. It is not a general-purpose CRM: the login is your Housing Market agent account, so everything on this page assumes you list property. If you have no account yet, creating one here creates it on the portal for the country you work in, and it is the same button either way.

Most CRMs make you do the boring half of the job.

You paste the buyer’s name in. You paste their number in. You search for which listing they were asking about. Then you try to remember what you told them three weeks ago.

Right now they are in four places at once — the portal inbox, WhatsApp, your email, and a spreadsheet you keep meaning to tidy up.

Housing Market CRM skips all of that, because it’s built on the same platform your listings already live on. The enquiry arrives complete. You just reply.

How it works

Three steps, and the first one has already happened.

  1. Your enquiries are already there

    The CRM reads the same database your listings live in, so enquiries never have to be copied out of an inbox or a spreadsheet. Bring them onto the board and each becomes a lead and a contact, attached to the property that produced it.

  2. Give each one a date

    A call, a viewing, a meeting, a follow-up — with a due date and, if you want it, a reminder before that. This is the step that decides whether a lead is worked or forgotten, so it is deliberately the fastest thing to do.

  3. Move it through the pipeline

    Leads move across a Kanban board from new, through showing and negotiating, to closed or lost. Anything stalled is visible because everything around it has moved — and a lead nobody has touched for a while tells you so itself.

  1. A buyer enquires about one of your listings

    Free

    The most common thing that happens to an agent all week, and the one every other CRM makes you type in by hand.

    What you do

    1. It is already here. The CRM reads the same database the portal wrote the enquiry into, so bringing it onto your board is one action — and it arrives as a lead and a contact with the property, the buyer’s details and their message attached.
    2. Reply from the inbox, either in the portal’s own enquiry thread or by email. Both are kept on that person’s timeline, so the next time they write you can see what was already said.
    3. Give it a date before you close the tab — a call, a viewing or a follow-up, with a reminder before it falls due. This is the step that decides whether a lead is worked or forgotten.

  2. A Saturday of viewings

    Six appointments, four of them arranged by people who never spoke to you, and one flat with no signal in it.

    What you do

    1. Set your availability once. A buyer books a slot from the listing on the portal, and it lands on your calendar as a viewing with the buyer attached as a lead.
    2. A slot cannot be taken twice: it is held while it is being booked, so two buyers clicking at the same moment cannot both get it.
    3. At the property with no signal, your viewing list still opens and your notes still save. They send themselves when you are back on the network.

  3. The owner asks why their property has not sold

    Pro

    The conversation every agent has, usually from memory. This one is answered from the portal’s own figures.

    What you do

    1. Open the listing’s analytics: enquiries day by day, how it is doing against your other listings, and the portal’s own all-time view and shortlist counts.
    2. Show where the interest came from — counts by country, region, city, device and source. Aggregates only; never a row that describes one person.
    3. Export it as a branded report and send it to the owner, so the conversation about the asking price starts from the same page you are on.

  4. Bringing a whole portfolio across

    Add-on

    You are moving from another system, or you have taken on an agency’s stock, and it is a file rather than fifty forms.

    What you do

    1. Upload a CSV or a spreadsheet, or point the importer at an XML feed. It reads the columns and suggests what each one is.
    2. Check the mapping against five real rows from your own file before anything is created, and correct it there rather than afterwards.
    3. Every row arrives as a draft. Nothing is published behind your back — you open each one and publish it when it is ready.

    Business

    Several agents, leads that have to reach the right one, and a manager who needs to see the whole floor without doing the rounds.

    What you do

    1. Invite your agents. Business includes 10 users, and further seats are 5 USD each per month.
    2. Give each one a grade — view, edit, assign or remove — and route incoming leads by rule, with a preview of where a rule would send them before you switch it on.
    3. Switch the dashboard from your own figures to the team’s, compare agents on the leaderboard, and read the audit log when you need to know who changed what.

Your reputation, collected and verified.

The CRM asks your client for a review when a deal closes, verification badges prove who you are, and profile analytics show how it is all doing. Your rating, reviews and badges appear on your agent page on the portal. All of it is free.

Verified agent — a separate, paid application

Add-on

Beyond the badges above there is a fuller verification, reviewed by our team against documents you upload. It is charged on its own, on top of whatever plan you are on, at 19 USD a year, and it renews by itself — the renewal is the next year’s check. The fee pays for the review rather than for the outcome: an application that fails the check is not approved, and is not refunded. You apply from inside the CRM.

FreeBeing built

Not every seller starts by ringing an agency. Some start by asking the portal what their home is worth — and at the end of that they can ask to be put in front of the agents who work their area. Those introductions arrive in the CRM, in a section of their own called Seller leads.

  1. A homeowner runs a market estimate on one of the Housing Market portals, and at the end asks to be introduced to agents who work their area
  2. The introduction appears in your CRM under Seller leads, with the area, the property and the estimate the homeowner was shown
  3. It arrives without the homeowner’s contact details: no name, no email address, no telephone number and not the exact address
  4. Unlock that introduction and the contact details are revealed to you, so you can pick up the telephone

Two things decide who is sent one, and nothing else does: you are registered as an agent on that portal, and you work the city the property is in. The Verified agent badge is not one of them — it is a public trust mark that says who you are, and it opens nothing here. An account we have no working email address for cannot be sent an introduction at all.

Unlocking one introduction costs 10 USD, once. It is a fixed fee for that one introduction — never a commission, never a share of what the property sells for, and never anything that depends on how the conversation goes. It is not refunded either, because what you have bought is the homeowner’s contact details and the chance to make the call.

An introduction is not exclusive, and that is worth knowing before you pay for one rather than afterwards. Every agent registered on that portal who works that city is sent the same introduction, and each of them pays separately if they want it. Unlocking one first reserves nothing, and no agent is given a city to themselves.

Introductions are not being sent yet. The step where you pay for one and the details are revealed to you is still being built, and nothing is distributed until it is finished — an introduction that reached you while there was nothing to pay would be a homeowner’s details handed out for free, which is exactly what this is switched off to prevent.

What exactly is free?

The core CRM: the inbox, the lead board, contacts with duplicate detection, the calendar and follow-ups, notifications, properties you keep in the CRM itself, the performance figures for your own listings and where their viewers come from, a document vault, and client reviews with verification badges. Pro adds publishing to the portal, email campaigns, lead scoring, reverse matching, follow-up sequences and nurture emails, the AI listing writer, online viewing booking, Housing Market Ads campaigns and audiences, business-card scan, contracts and leases, deals from the offer through to completion, and property management. Business adds teams, reporting, the back office and the compliance register, the pipeline forecast, market estimate reports, the client portal, the API and CRM import.

Do I need to integrate anything to get my leads in?

No. If you list on the Housing Market portals, the CRM already has your enquiries — it reads the same database your listings live in. Bringing them onto the board is one action inside the CRM, with nothing to connect and no credentials to exchange.

Can I bring my existing contacts?

Yes. On Business, the import tool brings contacts, leads and deals across from HubSpot, Salesforce, Zoho, Pipedrive or a CSV or Excel file, and shows you a dry run before anything is written. On Pro you can upload marketing lists with consent recorded. Moving a whole portfolio of listings in from a CSV file or an XML feed file is the Importer add-on, at 29 USD per month on any plan.

Can I control what my agents can change?

Yes, on Business. Agents can edit contact details so records stay current. Deleting takes a manager, and a manager can be set to view only, to edit, to assign leads or to delete — the grades are separate on purpose.

How do I move to a paid plan?

Log in, open Plan and billing in the CRM and choose Pro or Business; payment goes through a Stripe checkout. The Importer add-on is bought on the same page, and so, on Business, are extra users. Only the account owner can buy.

Who owns the data I put in?

You do. Your leads, contacts and conversations are yours, and you can export them. We use them to run the CRM for you and to route the enquiries your own listings produce — not to sell anything to the people in your list, and not to hand them to another agent.

What will WhatsApp cost me?

Nothing from us today. On Pro the CRM keeps your WhatsApp message templates and opens WhatsApp on your own phone with the text filled in, so the message goes from your own account as it always has. Sending from inside the CRM through WhatsApp Business is being built; when it arrives, Meta charges per conversation at its own rates and those charges are between you and Meta — we will not mark them up.

I work in more than one country. Does that work?

Yes. One account, one board, and every enquiry arrives with the portal and the property it came from, so a lead from one market never gets confused with a lead from another. Each listing still has a single home portal, which is the one it is indexed on.

How do I cancel, and is my data safe?

Open Plan and billing in the CRM and choose Manage, which opens Stripe’s billing page, where you change or cancel your plan. When a paid plan ends, the account returns to the free plan — nothing is deleted, and the core CRM keeps working. Everything moves over HTTPS, every refusal is checked on the server rather than hidden in the screen, and deleting a record takes a manager with the right to do it.

How do I create an account?

Choose Create a free account and enter your first and last name, your email address, a password and the country you work in. We email you a verification link, and the account works once you have clicked it — then log in. The same account is your agent account on that country’s Housing Market portal. If you already have an agent account on a portal, you do not need a new one: log in with it.

Does Housing Market Group hold or collect any of the money?

No, and that is a decision rather than something still to be built. Property management records when rent falls due and lets you record it as received; a deal carries your own invoice numbers and what has been settled. None of it takes a payment, holds money or moves it between a tenant, an owner and you — there is no payment processing anywhere in the product, on any plan and in any market. Rent and commission reach you exactly as they do today.

What is a verified agent, and what does it cost?

A verified agent has had their licence and identity checked by the Housing Market Group review team, and the badge shows on their listings and their agent page. You apply from inside the CRM: upload the documents, pay 19 USD a year, and the application goes to the reviewers. It renews on its own and the renewal is the next year’s check, so nothing lapses because a reminder was missed. The fee pays for the review and not for its outcome — an application that is not approved is not refunded. The licence, agency and phone badges on your profile are a different thing and stay free on every plan.

What happens when I delete something?

It is archived. The record leaves your lists and stays in the database, so a contact, a lead, a property, a deal or a managed unit that somebody removed by accident is not gone. Contacts have their own Archived tab and an Unarchive button, and merging two duplicates archives the one you did not keep rather than destroying it — although the merge itself cannot be undone, because nothing records which note came from which side. Removing a colleague takes their access away at once and frees the seat you pay for, while keeping the record that they held it and at what grade. Some smaller rows are still removed outright — documents, leases, follow-ups, sequences, calendar entries and message templates among them — and the Help Center answer names each of them rather than leaving you to guess.

What is a seller lead, and what does it cost?

A homeowner who has just run a market estimate on one of the portals can ask to be introduced to agents who work their area. The introduction arrives in your CRM under Seller leads, showing the area, the property and the estimate — and not the homeowner’s name, email address, telephone number or exact address. Unlocking it costs 10 USD, once, and the contact details are then revealed to you. It is a fixed fee for one introduction rather than a commission or any share of what the property sells for, and it is not refunded: what you bought is the details and the chance to call. It is not exclusive either — every agent registered on that portal who works that city is sent the same introduction, and each of them pays separately if they want it. Whether you are sent one depends only on being registered on that portal and working that city, so the Verified agent badge makes no difference to it. Introductions are not being sent yet, because the step where you pay and the details are revealed is still being built.

How many homes can I manage, and what do the unit packs cost?

Property management is part of Pro and Business and never the free plan, and it is sold by the number of homes you look after rather than by the number of people in your office — so Pro and Business include the same 10 managed units. Larger packs are published: 29 USD per month for 50 units, 49 USD per month for 100, and 99 USD per month for unlimited. A pack replaces the units your plan includes rather than adding to them, so the 50-unit pack means 50 in total. Archiving a home gives its place back, and the counter on the screen and the server’s own refusal read the same number. The packs cannot be bought online yet: no payment has been set up for them, so the screen shows them with the buttons switched off — contact support if you manage more homes than your allowance.

Does tenant screening run a credit check?

No. Housing Market runs no check on anybody: there is no credit bureau, no background-check company, no identity-verification service, no eviction or sanctions search and no credit score anywhere in the product — not switched off, not on a higher plan, not there. What the screening screen gives you is one place where the referencing your agency already does is written down against the application it belongs to: six kinds of check, each recorded as satisfied, not satisfied, still open or no answer received, with the documents behind them and the decision you reached. There is no score and no recommendation, because the decision is yours and a number we invented would read exactly like a fact somebody had verified.

Can somebody without a CRM account sign a contract?

Yes. A contract generated from one of your templates can be sent to be signed remotely: each party is emailed a private link, opens it in their own browser with no account and no password, and draws or types a signature. A link lasts fourteen days, works once, and can be withdrawn. The signature is bound to the exact wording that was on the screen, so a contract edited after the link went out cannot be signed, and the first signature locks the text. You can download a record afterwards giving each signature’s name, role, time, network address and a digest of the text signed. What it shows is that somebody with access to that email address signed at that time against that wording — not who they are: no identity document is checked and nobody witnesses the signing. Signing in person on your own device works exactly as it did.
